Building in Nepal's best-preserved city

Bhaktapur is the most carefully conserved of the Valley's three royal cities, and it builds that way. In the historic core, the municipality expects new and rebuilt houses to keep the traditional look of the street: exposed brick, sloping tiled roofs, and wooden windows in the Newar style. Outside the core — Suryabinayak, Madhyapur Thimi, Changunarayan and the newer housing areas along the Araniko Highway — families build modern homes, and the planning freedom is greater.

We design for both: houses that satisfy Bhaktapur's heritage rules on the outside and are planned around Vastu on the inside.

Vastu and the traditional Newar house

The traditional Bhaktapur house is narrow and deep, often three or four storeys, with the kitchen and prayer space on the top floor — a pattern rooted in Newar ritual purity. Modern Vastu planning usually places the kitchen in the south-east and the prayer room in the north-east, often on lower floors. When a family wants to honour both traditions, we discuss the options openly: a top-floor kitchen can still sit in the south-east corner of that floor, and a family shrine can be kept in the north-east of the top floor where the household prefers it.

Getting the essentials right on narrow plots

  • Entrance: placed on the most auspicious segment of whichever side faces the lane — not every house can face north or east, and it does not need to.
  • Light to the north-east: a light well or stair void in the north-east brings daylight deep into a narrow plan and keeps that zone open.
  • Weight to the south-west: the staircase core and storage, which also stiffens the structure.
  • Centre kept clear: where the structure allows, the middle of the plan is left as circulation or open space.

Lessons from 2015

Bhaktapur suffered heavily in the 2015 earthquake, much of it in older load-bearing masonry. New houses here must be engineered to the Nepal National Building Code. We design traditional-looking facades over earthquake-resistant structures, with a structural engineer on every project, and recommend a soil test before the foundation is designed. A brick face can be authentic and still sit on a safe frame.

Permits and costs

Permits in Bhaktapur Municipality — especially inside the conservation area — involve heritage review alongside the usual setback and height rules, so design and permit drawings need to be prepared together. We handle both. For construction rates, see our house construction cost guide or try the Bhaktapur construction cost page.
