Designing for Biratnagar

Biratnagar, the capital of Koshi Province, is one of Nepal's oldest industrial cities and still one of its busiest. Families here build substantial homes, traders build showrooms with living space above, and industry along the roads to Jogbani and Itahari needs factories and warehouses. The flat, low land and the hot, humid climate set the rules for all of them.

Comfort in the heat

Vastu puts the heavy, solid part of the house in the south and west, and in Biratnagar that is exactly where the afternoon heat strikes. We place the staircase, stores, toilets and the master bedroom on those sides, keep the large windows and living rooms on the north and east, and plan cross-ventilation through every main room. Deep sunshades, a ventilated or insulated roof and light-coloured outside walls keep the upper floors cooler.

Water and a shallow water table

Heavy monsoon rain on flat land means waterlogging in parts of the city. We check how high water has reached on and around your plot, set the plinth above it, and detail drainage and damp-proofing properly. The water table is often shallow, which affects the foundations, the underground water tank and the septic system, so a soil test before foundation design is a small cost against those risks. The underground tank goes to the north-east, as Vastu prefers, and well away from the septic tank.

Homes and mixed-use buildings

• Family homes: the entrance on the north or east where the road allows, kitchen in the south-east, puja room in the north-east, and an open centre to the plan.
• Showroom with home above: separate family and business entrances, the cash counter in the south-west facing north or east, and the residential floors planned to Vastu.
• Rental floors: arranged so tenants and family each keep their privacy and their own access.

Factories, warehouses and commercial buildings

For industrial and commercial projects we plan truck access, loading, clear spans, fire safety and ventilation first, then use Vastu to arrange the site: heavy machinery and storage to the south and west, offices and the main gate to the north or east, and open yard space in the north-east.

Structure, permits and costs

All our buildings are engineered to the Nepal National Building Code, NBC 105 for earthquake resistance, with a structural engineer on every project.
