Building in Dharan

Dharan climbs the first slopes of the hills above the Sunsari plain, with Bhedetar above it and the Terai opening out below. It is a city of strong community ties, with many families who have members working or serving abroad, and a growing number of new homes on plots that are rarely flat. We design for all of that.

Earthquake safety first

The 1988 earthquake centred in Udayapur hit Dharan hard, and many families still remember it. Every house we design is engineered to the Nepal National Building Code, NBC 105 for seismic design, with a structural engineer from the first sketch. Vastu and earthquake design agree more than people expect: a regular, compact plan, a symmetrical frame and the heavy mass kept low and to the south-west are good for both.

Sloping plots and drainage

Dharan's ground generally rises to the north, toward the hills. Vastu prefers the opposite, but a slope is no reason to give up on good planning. We terrace the plot so the house sits level, place the staircase, stores and overhead tank in the south-west of the plan, and keep the north-east of the building light and open. Storm water from higher ground is channelled around the house. On upper-slope plots we ask for a geotechnical check first — slope stability and drainage come before any orientation rule.

Designing for families who live abroad

Many Dharan homes are built while one or more family members are in the UK, Hong Kong, the Gulf or elsewhere. We are used to working this way: design reviews happen over video call at times that suit both time zones, drawings and 3D views are shared online, and construction progress is reported with photos and site notes, so the family abroad sees the house take shape and decisions do not wait for a trip home.

The rooms that matter

• Main entrance on an auspicious segment of whichever side faces the road.
• Kitchen in the south-east, with the cook facing east.
• Puja room or family shrine in the north-east, kept quiet and full of light.
• Master bedroom in the south-west; children's and guest rooms to the north-west.
• Rental floors, if planned, with their own entrance and a sound layout of their own.
