Building at eastern Nepal's crossroads

Itahari grew from a highway junction into one of the fastest-growing cities in the east. The East–West Highway and the road between Biratnagar and Dharan meet here, and much of the new building follows those roads: shops and showrooms on the frontage, rental floors above, and family homes on the plots behind.

Highway-front plots

A plot on a main road is valuable, but it comes with noise, dust, large setbacks and a road direction you cannot choose. We plan:

• commercial space on the frontage, with the family or tenant entrance from the side or rear so the home has a quiet threshold;
• the main entrance on an auspicious segment of the road-facing wall, whichever direction it faces;
• bedrooms and the puja room away from the road side wherever the orientation allows;
• parking and loading that work within the municipality's setback and road-width rules.

Rental income and Vastu

Many Itahari owners build for rental income: flats, rooms for students and workers, or commercial floors. Each unit deserves a sound layout of its own — the kitchen in the south-east of the unit, the bedroom in the south-west, toilets away from the north-east — so the building lets well and stays pleasant to live in. We plan the owner's own floor first and let the rental units follow the same logic.

Heat, water and ground

Itahari is flat and hot in summer, with heavy monsoon rain. Solid south and west walls, where Vastu wants weight, take the afternoon sun; windows and living spaces open north and east; deep sunshades and cross-ventilation do the rest. We set the plinth above local waterlogging levels, design drainage properly, and recommend a soil test before the foundation is designed, because the alluvial ground here varies from plot to plot. Every building is engineered to the Nepal National Building Code (NBC 105 for earthquake design).
